One of the most common questions we hear is: "What documents do I need to apply for a mortgage?" Being prepared can speed up the process significantly.
Income Documents
- Copies of pay stubs for the most recent 30 days
- W-2 forms for the past 2 years
- Tax returns for the past 2 years (if self-employed or receiving commission/bonus income)
- K-1 forms for partnerships or S-Corporations (if applicable)
Asset Documents
- 2–3 months of bank statements (checking, savings, money market)
- Investment account statements (stocks, bonds, 401k)
- Gift letters if using gifted funds for down payment
Property Documents
- Copy of signed purchase contract and all riders
- Proof of earnest money deposit

Every situation is unique, and you may be asked for additional documentation. The key is to respond quickly so your loan can move forward without delays.
